Thanks Steve! I might have to revisit FOCO numbers and compare the overall ROI for here vs cash flowing markets that don't appreciate. Something to think about. Like I said, I'd rather invest here. I've been in this area for awhile now. Pretty familiar with where I'd want to buy.

Nomad is a new strategy for me.  Haven't heard of that one until now.  Looks like you buy a home, live there then buy another home, move and live in the new home, rent the previous home out and repeat.  Sounds interesting.  I'll have to read about it more because I don't see where the advantage is in this method right off the bat but I'm a new investor so I have a lot to learn.  I'll definitely look into it.  I'd really rather stay local but I'd also like to get some cash flow going.  I'd almost be worried about negative cash flow for a buy and hold in FOCO.  I guess you'd have to get a killer deal. 

CJ M.  I keep hearing about Vanguard mutual funds.  Penalty free, 100% of the money, that's great!  I'll definitely look into that.  What happens if your rehab, refi runs a bit long... more than 90 days?  Great advice,  I really appreciate it!

Jaron, I'm not touching my 401k retirement plan but I am looking into that HELOC. Thanks for confirming that it's a good way to invest in RE. I appreciate the comment.

Anthony, I had been maxing out 401k for years then the market slowed a bit this last year.  Unfortunately I have been diagnosed with some major health issues that might cause me to have to quit working earlier than expected (and I have decades to go unfortunately) so I'd like to get into real estate for the cash flow in case my health gets worse.  I'd like to get to a place where I could have enough cash to make all cash offers and possibly get better deals that way then refi and pull the money back out but then again I haven't got this all figured out yet which is why I'm trying to bounce a few things off you more experienced investors.

Go team Feeney!  Fort Collins area.  A lot of markets here I'm sure but how many cash flowing buy and hold markets I wonder?

Thanks Jaron and Matthew! CJ M. I have the cash in a high interest savings account 2.25% Thanks for the perspective Anthony! If I'm losing by saving in a savings account then it would make sense to pull from my home equity via a HELOC and get started IF I find a good deal correct?

I have 35k for real estate investing and I can tap into a HELOC for about 200k. Should I stockpile cash and wait for opportunities possibly next year with a rumored real estate market downturn or buy asap?

Hello BP!

I am a new RE investor out of Colorado.  I'm looking to start investing within the next year or so.  (when the market slows down????)  I've read a few books and I'm gathering cash and information currently.  I'm starting to look into WHERE to invest and I feel overwhelmed with that choice.  

In my area of Colorado, the buy and hold strategy doesn't make the most sense so I'm looking out of state. I have no real idea of how to go about picking a city so if anyone has any resources, books, websites, blogs etc etc.. please post, it would be GREATLY appreciated. I'm looking to BRRR, mainly looking for cashflow but would give a little of that up for good location and a possibility of appreciation.

Jobs / employers, population growth, home price cost to rent ratio, schools seem to be big factors in determining a location BUT it's still hard to pick a place.  How do you analyze?  How do you go about it?
