I have tenants moving out at the end of May, and a new group moving in beginning in June. The final utility bills for the tenants moving out probably won't be available until the middle of June. Will the utilities send the final bills to a forwarding address that the tenants give them when they take their names off of the utilities? Or, will the final bill come to me as the owner - I have revert to owner set up with all of them. If I get the final bills, do I bill the tenants or simply take it out of the security deposit? Would like to give them a heads up if I need to. Thanks.

As for the roof, I'm not sure when I'm going to need to replace but steel is on my list of options for the same reasons as yours, plus the hail that we get out here.

@Michael McKay The college student housing department has recommended SimpleBills, so that is what I am planning on using with my next batch of students (who are signing leases/doing deposits/etc. right now). But, if someone knows of something easier/cheaper/better, I'm all ears.

I recently purchased a home that I will rent to students. I plan to keep the utilities in my name and bill the students (using a service) so that if they do not pay/miss a payment the utilities will not get turned off, especially during Winter break when they are gone for a month or more. It's also much easier to do tenant turnover since that (usually) occurs once a year. The departing students cancel their billing service account after their last month payment, the new ones sign up.

Don't add bedrooms if the city won't let you fill them. Many places have a limit on the number of unrelated people that are allowed per unit. If you did add bedrooms you might need to also turn into a 2-3 unit property from a SFR, if the city will allow it. Just some other things to think about and complicate the matter.

Yes. I've got a beautiful house in a college town that was built in 1920. Still mostly original. I believe that if you get the right students in there they will respect and appreciate it more than they would if it had been student-proofed.

I'm in Leawood, KS but bought my first investment property in Manhattan, KS a couple months ago. Needless to say, I get to Manhattan at least once a month. Blast right through downtown Topeka on I-70 each way and would love an excuse to make a pitstop, grab a cup of coffee and talk shop every now and then when I'm making the trip.

Saw this thread and wanted to introduce myself. Just bought my first property in Manhattan, KS and would love to find networking/learning opportunities as well as opportunities to purchase more properties. I live in the Kansas City metro, but get to Manhattan at least once a month.
