Technically it is absolutely doable to have 1 app for Short Term, Medium and Long Term properties in one platform. But it would make it extremely complicated for the person to manage it.
1. Platform subscription fee will increase, Not every application subscriber needs all features.
2. Support/Maintenance requests would be high since the system is too complicated
3. If the system is not user friendly, people will move to simpler softwares.

Zillow has a feature, if you list with them, you can see their Credit Score and Eviction history.
The other option is to Free Property Management software like Turbotenant.com or e-renter.com, but pay for each screening $55, which you can charge the tenant.

The major three factor usually new buyers consider are
Commute to Office, Neighborhood/Schools & Price.
You have to give more weightage/compromise in one over the others, to find the right home. You and your family will be spending good 7-10 years in this homes. Depending on your priorities, short list the towns fit into these above segments and then look for properties in these towns.

Yes you can do that. You can add another member/user as a Co-host in AirBNB or your booking engine.
Or you can have an assistant share the credential, so they can handle the communication on behalf of you. Either of these scenarios, there is no tax implications

Under 25 unit - Tenant Cloud, Rentech.
Under 100 - Then Doorloop/Buildium.
100+ - AppFolio, Yardi, Rent Manager.
Apartment Management : Yardi seems to be wildly used
Single Family ( Mixed ) - AppFolio seems to be popular
Rent manager has a good customer support team. If you need a lot of support and hand holding.

TenantCloud is cost effective, starter property management software you are can with. Initially they had a free version, which allows to manage upto 25 units.
Since it is only 1 unit, PM software might be an over kill. You can manage everything with Zelle, Gmail and Google Drive. Just my 2 cents.
