Land investment - Watch out for the surrounding growth. TXDOT is a good place where you can get more information about the future road construction. There are some good commercial realtors who have very good knowledge about the future growth. Location,Location and Location is the key. Buying a farm land and  turning into commercial land will cost you 5 years backdated property tax. Sometimes it is worth it. Vacant land something you hold on for some times and sell it when right opportunity arrives. You make more money if you keep money in rotation. Land is not like real estate. If it does not appraise with the time than it is dead investment. Like real estate you can not fix and flip unless you develop it yourself.

You can close any deal remotely from any State. All you have to do find a title company who is willing to close the deal for you . You have to email the contract to the Title Company and they do the rest. Some Lawyers do own the title company.

Hello Michael, I leave in Irving. I understand you are comfortable with construction. It is same thing with me whenever one step out of one's comfort zone than it typical to be nervous. Just do it. Go on meetup.com and attend J.Gains wholesaling seminar. I learn thru watching videos again and again. Paying $20000 to boot camp program was waist of money. I am going to seminars where they give you back up materials to fall back on. If they do not provide than I simply walk out. Always the first few deals are the tough one so you need somebody to guild you. Listen to all the different ways of making money but in the beginning just pick one or two strategies. Good Luck.

I purchased the land 7.5 acre land for $0.85/sq ft. Hold it for couple of years and was sold for &2.25/sq ft

I am new to real estate market. I used to be in motel and liquor store business and presently I am in card laundry business. I knew little bit about the real estate business but recently I went to seminars and that opened new opportunities. I am educating myself but I can use your help to get to the next level faster.
