the developer uses the model as an office and showroom. Instead of a trailer. I don't make a habit of counting other people's money but The developer is selling a house for $450k cash and then basically paying $36,000 a year to have a showroom in the office. Just looking for anyone who has an experience in this type of deal. I am also considering purchasing it in my IRA.

Has anyone every bought a model home and rented it back to the developer for 1-3 years while developer finished the development project?  What are the pros/cons?  Initial terms are:  purchase price $450,000, rental income $36,000/year.
