Hi BP, I've got a personal question. My folks are giving us(my family) their big house in exchange for us building them a small living quarters. It'll cost $100k+/- to build. We have that saved in cash. Do we pay for it and be "debt free" or take out loan and buy rental properties to cover our payment with that money? I'm a rookie investor with 1 local SFR now. As you know, interest rates are crazy. I've looked at some turnkey rental companies to buy from. I'm just trying to figure out what's best wealth building for my family. Thanks in advance!

My name is Elijah Maestas, I am 21 years old currently serving in the United States Air Force, stationed at Scott AFB, IL. I am reaching out to find if any real estate companies may be interested in taking on an intern starting December of 2023 through the military DOD SkillBridge Program. This program enables military members to separate active service 6 months early to intern at a company of their choice for up to 180 days, while still being paid by the US Military.  While currently in Illinois, I would like to return to my homestate of New Mexico or near by. If the SkillBridge program is something your operation might like to participate in please let me know. For all of you agents who work with investors, how do you run your comps? My local MLS has a CMA tool, but it is horrible, at least for multifamily CMA's.

I've just finished my real estate courses and my next step is to take the CA exam. Does anyone have any tips or advice?? I've been using youtube and my course books to study so far. I just want to make sure I ace it on the first go!
