Are you interested in getting your license and selling real estate?   Sounds like a neat program.

Yes! My goal for after the service is to obtain my license and sell, as well as create my own portfolio of rentals.

exciting stuff! I would recommend trying to connect with a broker in the state you're trying to have your skillbridge. I can try and connect you to someone if youd like

Hi BP, I've got a personal question. My folks are giving us(my family) their big house in exchange for us building them a small living quarters. It'll cost $100k+/- to build. We have that saved in cash. Do we pay for it and be "debt free" or take out loan and buy rental properties to cover our payment with that money? I'm a rookie investor with 1 local SFR now. As you know, interest rates are crazy. I've looked at some turnkey rental companies to buy from. I'm just trying to figure out what's best wealth building for my family. Thanks in advance!

Thats such a unique situation! Im a realtor here in FW and I would say cash is KING. You never know when you are going to be in a "pickle" and need some cash on hand. Maybe think of putting 1/2 down so you have a minimal loan but you also have cash on hand for emergencies and then as you can make larger payments. If you need me to connect you to a loan officer I can

My name is Elijah Maestas, I am 21 years old currently serving in the United States Air Force, stationed at Scott AFB, IL. I am reaching out to find if any real estate companies may be interested in taking on an intern starting December of 2023 through the military DOD SkillBridge Program. This program enables military members to separate active service 6 months early to intern at a company of their choice for up to 180 days, while still being paid by the US Military.  While currently in Illinois, I would like to return to my homestate of New Mexico or near by. If the SkillBridge program is something your operation might like to participate in please let me know. I can also provide more in depth information on both the SkillBridge program and myself (references, etc). Thank you !

A good buddy of mine starts his SkillBridge program 4/15 with a company here in FW! With you posting here on bigger pockets I have to assume that you are wanting to work with realtors or wholesalers potentially?

Quote from @Dylan Niklas:

For all of you agents who work with investors, how do you run your comps? My local MLS has a CMA tool, but it is horrible, at least for multifamily CMA's.

Dylan sorry to hear that. We have a ton of duplexes here in the FW area so comps are basically everywhere. Maybe going based off SQFT of similar SFH would be your best bet

I've just finished my real estate courses and my next step is to take the CA exam. Does anyone have any tips or advice?? I've been using youtube and my course books to study so far. I just want to make sure I ace it on the first go!

Congrats!! something I did that was very helpful was I voice recorded myself reading questions and answers from note cards and then for 2 solids weeks before my exam I would just listen to those voice recordings instead of listing to music or anything else. It helped me retain info so much better!!

What Nicole said! so cool, I'd love to hear how you got this opportunity. I would say make sure to touch on closing costs! I feel like people are slowly hearing about what closing costs are but buyers understanding what they are is less common than we think

Hey There Tremon, CONGRATS! I chose Keller Williams because of their high reputation with training new agents. That's really it for me. I wasnt worried about splits but just some where that I could get great training!

Best of luck to you and your decisions!
