Thanks for all the replies. I've been going back and forth on if it's worth the 2.65/sqft for the most durable commercial grade from floor and decor, AquaGuard, or stay on the cheaper end at 1.65ish, Nucore 4mm, but a noticeable difference in quality. It is in a middle class neighborhood, and I want it to be on the higher end when I rent it out to attract higher quality tenants. I did look for deals on Black Friday but didn't have too much luck.

Looking for opinions. I just got a rental property that will require all new paint and flooring. Was thinking of going with luxury vinyl waterproof flooring with lifetime residential warranty. It's a bit pricy, but seems like the best choice in the long run. Any thoughts/preferences?

I see lots of talk about RR/Georgetown and up north, but nothing about Buda/Kyle. Are these being avoided for any reason in particular?

I am curious on how the numbers add up for cash flow properties. I started searching in Austin and couldn't find anything that would have positive cash flow. Moved search out to Kyle/Buda, and even here the 1% rule seems nearly impossible. I have seen some around .85-.9%. Thoughts on if that would be a bad investment?
