Also, the more units the better at a  young age. If you stick with singles and duplexes it will take forever to retire. Put your down payment dollars to good use up front and it will be exponential.

I recommend saving as much as u can and perfecting your credit and waiting for market crash. Profit is made in the purchase price. Unless an obvious deal comes your way.....or you go out of your way and come across one that didnt exist. Definitely don't try to buy anything that normal people know is available. You need something that isn't really for sale. You create the deal out of thin air.

I think the quickest way would be to do a podcast of some sort. Never done one. I contacted the writer of "A million bucks by 30" to see if he would partner and write a sequel with me as his book was the only one I ever read all the way through and caused me to make that first call. He never got back to me after a brief discussion.

Found it on MLS after the market crash. Called the agent one night after reading my first real estate book and asked if she would owner finance. Borrowed 10k from my boss for the down payment. Just under the 2 year balloon I cashe out refi'd with extra 70k and used the money to buy more.

I retired from the last job I will ever work at age 27. I bought a 24 unit building with no cash and bad credit for 265k and turned it into 90 units within 2 years. I sold that building last year for 925k and still have over 60 units. I have always gotten emails from you guys but have never really had the time to share until now. If I sold everything I own and paid off all debts I'd have atleast 2 million in the bank. Would like to help others learn how.
