Evaluate the dog closely. Pits were originally bred as nanny dogs for kids. They are NOT generally aggressive dogs unless protecting an owner or family. You may be skipping a very good tenant by generalizing like this. Your apprehension is understood. Marketing and media are strong forces. But truth is truth. A well.socialized and loved Pit is a great pet.

We have 10k sf warehouse with a purchase price of 50k. It does need some work but is structurally sound with enough room for 200 storage units in a city that is severely undeserved. Neither my partner nor myself has the juice for bank financing but we have some backing to start. Is it possible to crowdfund this project? A 300k investment will produce a property worth at least 800k. These are conservative estimates based on regional sales comps.

We have a $50k purchase agreement on an empty warehouse that would be a great indoor storage unit property. Is it possible to crowdfund projects like this? We have several lease option single family homes but not the best personal credit. This property development would be in the $500k range with a valuation upon completion around $1M. There is a very solid market in our town. All the storage units are full and more are being built.

We are finding properties in our market with sellers willing to take 30 to 40% down and seller finance in second position. Is the banking environment such right now that the math on a deal and the experience of the investor outweighs the personal credit to such a degree that looking for these types of financing situation is realistic?

Greetings everyone, my name is Rick Shepard in Huntington, WV. I am a contractor in this market and used to be in the real estate investment business several years ago until life took a different direction. I am getting back into the business and am interested in networking and meeting new people in the industry. My partner and I purchased/held/flipped over 1.5 million in SFH and duplexes over a 2 year period about 7 years ago. I am most certainly NOT a whale in this business with all the answers but if I can be of assistance please contact me anytime.
We are doing lease-financing, subject to's, and fix and flip/hold deals with private lenders in our area so if anyone can use some help or advice please speak up.
