Hello All,

I'm working on my first deal. I'm in GA. The property is in SC. Questions:

1. Should I use an attorney or title company to close? (suggestions for either are appreciated)

2. The owner has been deceased for a few years. Should the contract be addressed to the Executor/Personal Rep or The Estate of  *deceased person*?

I'm also looking for buyers in Charleston.

@Jaysen Medhurst thank you for the reply! I'm interested in doing this as an investment, however, it seems I may be misunderstanding how the process works. B&H, BRRRR, F&F are out of budget. I'm still learning lol

FSBO. They're moving to another city Dec 22nd (in 1 week).

ARV = $140k

Priced at $120k

Per the owner, the house needs updating and cosmetic work (they have small children).

What is the best option here? They're not willing to go lower than $120k.
