Has anyone put in a claim to encompass insurance, and if so how was the experience?

Not sure how much I can personally add, however my research is for central IL. 

I personally have SFR's and my last purchase came with a property management company and since I am thinking of moving out of state...

Anyaway, my research indicated that property management was between $50 and $75 a month depending on a variety of factors.

I'm in Peoria and buy and hold here in the very low income areas. I find my best deals and best ROI in those niches. Example, I have two side by side 3 Br 1Ba homes that I rehabbed and all in I'm at about 15k for each one. They both rent for $700 a month and tenants pay for all utilities etc.

This is my niche now and I just closed on my 6th SFR here on Wednesday.

I'm (so far) very happy with the deals I've been putting together!

Chad, reference dealing with law enforcement you and the other investors may want to hire a private investigator. One who is retired from the D.A.'s office or that particular department. Yours is a fairly complex fraud and most LE will try to push it off as a civil problem.

The PI can wrap the whole case into a pretty package for LE so they don't have much work to do.... It's unfortunately the way it is.

Unless you have the skills to do it yourself or if they have this guy already on their radar... Either way best if luck and thanks for sharing this, not always easy to do!
