I am looking at various markets in my region to begin purchasing some multi's. Hamilton and Middletown (near Cincinnati) seem to have some properties with good cash flow potential, but limited obvious appreciation. Being that there are high poverty sec, my guess is that good tenant screening is really important. Anyone have experience with these aresa that they can share? Any help is greatly appreciated.

Thanks for your help...the last thing I want to do (or anyone else for that matter) is acquire a property that will be vacant for months due to not understanding the market. Now on to figuring out my finances.

I just started following your blog...very smart! What steps would you recommend for evaluating the market for long term rentals? I am in a large metropolitan area of about 2.2 million people. Some suburbs are wealthy, some middle class, some very poor. Thanks for your help.
