That's a horrible rate even after rates have risen. You should target mid-to-high 3's but definitely under 4. You should put 25% down since it's an investment and then try again.

Any recommendations for a bank/broker who can refinance a property I own in Orlando? Looking for someone that can do a very low cost refinance.

Where are you getting 4.75% with excellent credit? I would be curious to know what else is involved in getting that rate in today's market.

Thanks everyone, just to update, I was able to finally make a trip down there and stayed overnight in the area. Had dinner at the Hawkers Asian street fare (great place). Walked up and down Mills ave which seemed like a good hip place to hang out with lots of bars. Overall the feel of the area was great. Felt safe with young couples all around, people jogging in the morning around my property, walking dogs. Some really high end houses in a couple of blocks radius, commercial construction going on. I'm very happy with the neighborhood. The property itself wasn't as bad as I thought it might be. I think I'm going through with this deal. It's probably not the best cash flow property I could have found but location is prime. If you have any recommendations on a good solid property manager, please let me know.

I'd recommend you lock that 5.25% if you plan on closing soon. I felt lucky to have locked on 5.125% a few weeks ago on a day the stock market was having jitters. Unfortunately, that deal didnt work out so I had to back out but I think 5.25 w 25 down on 30 y is the norm these days and it won't be for long. My refinance is ways off but I'm hoping I can closer to 5 than 6% in a couple of months when I'm ready.
