Its' the sellers that want the cash. Most of the time they are the one that pays us.

Mandeep, conventional mortgagees will definitely want documentation of your credit score (they will run your credit) and documentation of your ability to pay (your income). As stated above they will initially require 2011 and 2012 but probably will request 2013 after the deadline. Liquid assets will work in your favor meaning high down payment (20% or more). For an S-Corp they may want profit-loss statements. There are some great loan originators out there and I agree with the statement above if you give one a call, they will advise you for the best way to get it done. Best of luck to you.

As a former New Yorker who was a realtor in both NY and PA (Orange Co, NY and NEPA) I learned a lot about North Eastern PA which includes the Pocono Mtns and Scranton-Wilkes Barre area. The Pocono area including Stroudsburg is made up heavily of former and present New Yorkers. The Poconos are are full of private communities some being gated. This is along the I-80 corridor and up around Milford. Along the I-78 corridor is Allentown, Bethlehem and Easton. The best location for market size and rental prospects would be Between Allentown and the north side of I- 276 due to proximity to both Allentown and Philadelphia. For lower purchase price Scranton and Wilkes Barre have the edge. The best resale value in that area would probably be Clarks Summit. The colleges in NEPA are: Stroudsburg U, Kings Coll and Wilkes in Wilkes Barre, Keystone in Dalton (near Clarks Summit) and in Scranton there is Univ of Scranton, Marywood and a branch of Penn State.

In regard to the Poconos there is an abundance of single family opportunities in the private communities but also HOA dues and extra due dilligence to understand each community.

Speaking to a lender is an excellent idea. Also you can speak to the managing broker of a local RE office and request a BPO from an agent who normally handles BPOs. It may cost more but it is common for lenders to request more than one BPO on a property.

From my own personal code of ethics, if someone tells me of a property they are offering to sell to me and I express interest in it, then that someone is not to be ignored in the process. At least something should have been explained to you out of respect and some compensation offered (finders fee?) because the buyer would not have known about the property if not for you. For RE Agents that is known as 'procuring cause.'

Thank you all for the welcome. Had to go out for a while and found the welcome posts when I got back. Josh, in PA I would do title searches on any I was interested in prior to bid and quiet title after purchase. As I understand it the former owners cannot redeem it at that point but can tie it up in legal process. Rudy, I am originally from Westchester Co. Alexander, being on the road might keep me out of some meet ups but I know I will make it to some of them. Kathy, that is the great thing about technology these days. Thanks, I will definitely check the podcasts. Ned, thanks, I have to do my homework on the rules. Lyndon, thanks for the welcome. Commerce in Tarrant co. is quite alive compared to where I came here from. A lot of great people here also.

Hello to all at BP. I recently moved to Tarrant county, TX from NEPA. Presently, I am a truck driver but as a former realtor in NY and PA, I still have a desire to be involved in RE in one form or another. I prefer the investor side which is how I found BP. I noticed some great info and a great set of rules.

My only experience in RE investing was a vacant building lot at tax sale in PA 10yrs ago. I did ok with it. My plan is to get started with some flipping/wholesaling or tax lien/tax sale (I need to see how tax sale or tax liens are done here) and eventually rehab and accumulate income properties.

I am looking forward to learning here and passing it on to and helping others here.
