Hey I am looking to purchase a SFH but the ac unit and hvac are from 2004, the home also needs a proper roof due to moisture issues or maybe just a coating on the roof a and wanted to know if its worth to pursue this deal? This home is close to the water and a great area and this home does not cash flow the best but I would make about 250$ on the home. I am thinking that this home will appreciate well over time and can cash flow. would appreciate any feedback thanks

Hey I am looking to make my first purchase on a property in Philly, its set up as a duplex but can be converted to a triplex ( approved zoning for 3 units), and this property does need some renovations too. Do you think that it's possible to do an investment like this fully remote?

Does anyone know if its possible to purchase a MFH with fha or conventional and around 5% down? I keep hearing that with FHA loans its hard to obtain a property and with conventional you have to put up 15% down payment
