Hello BP,

This is my 2nd post on the forum since I joined about 6 months ago. I’m hoping to possibly get some help in determining what to do and am I trying to take on to much at one time? So here’s the deal, I’ve recently exited the military back in Oct 13. I found a civilian job working in aviation doing aircraft interior repair. It doesn’t pay very well (about half of what I made in the Army after ALL deductions), but it’s a job for now. I am currently working on becoming a franchise owner of a property management company here in Jacksonville, FL. To buy into this franchise, it will cost me $25,000 among some other fees (haven’t finish reading the FDD yet). One of the good things about the franchise is, I don’t start making any payments until after my first 6 months.

The other thing I’m trying to do is pursue my Real Estate license. I’ve already spoken to a Real Estate Broker who’s willing to hire me, once I’ve gotten my license. One of the reasons I’m pursuing my license is so that I can get a better understanding of how Real Estate works. I also hope to leave the company I currently work for to receive better pay selling homes. Then, there’s the fact that I would be able to look up properties on my own that I would like to purchase myself (the reason for having the property management company franchise).

I know that running a property management company will take up most of my time, but will it still be feasible for me to conduct Real Estate sales at the same time? I’m trying to make sure I don’t rush and I plan everything the best I can, but I need to get started soon, somehow. Any advice someone here could give to assist me would be greatly appreciated. I try to listen to podcast when I can and I’m currently listening to the 4hour work week (something I have heard A LOT on podcast). The real estate broker I spoke about work to, also gave me some books to read (FLIP, The Millionaire Real Estate Investor and The Millionaire Real Estate Agent)in the hoping to help me in my research. Does anyone have any input on those three books (waste of time or good read)?

Also, what would be a good starting capital I should have set aside for the property management company? I’m planning on making it home base until I have enough clients to get an actual office. I already have a printer; just need a separate work computer for work purposes only. I think the only other thing I need is a proper work desk for my home office.

Well let me start off by saying hello everyone. I have been a member since July but, didn't really start accessing the site until recently. I've only just started reading varies post in the past month. I'm currently in the transition stage to civilian life after leaving the Army. I'm currently seeking employment and working on getting my BA in Real Estate Studies. I also just enrolled in a Real Estate license course. I have already studied Home inspection so I'm a little familiar with that already. I want to learn as much as possible about all areas of the real estate business.

I'm looking for someone willing to assist in my educational process in the Jacksonville, Fl area. I'm not really sure what "niche" I plan on pursuing just yet (possibly buy and hold). Anyone willing to meet and talk whenever time allows would be appreciated. Thanks in advances for the support.
