I recently found a way to buy cheap bandit signs by contacting a local sign company in my city. I am buying 4x8 plastic sheets of sign material and cutting them up into the size signs I need for my individual bandit signs.

The cost per sign is drastically reduced compared to buying individual signs plus I can use different size signs as needed,

I'm adding bandit signs to my marketing for wholesale properties and want to know the best way to get untraceable phone #'s to use on my signs. Anyone have any ideas?

I was on vacation this weekend and was talking to someone who's wife is involved in a probate settlement of some property. He said they need to sell the house quickly and the attorney is asking $130K and the house is probably worth $180K. Since this is my 1st probate deal, what are the action steps I should take?

How do realtors feel about providing investors with expired listings? How do realtors get paid for deals made on expired listings?

I'm working with realtors and asking them to provide me with expired listings so I can find motivated sellers. How does the realtor get compensated if I close on an expired listing in that by definition the realtor does not have a listing agreement on the property?

Very motivated sellers. 1.7 acres commercial property in interstate exit. 3 sections: .7 acres w/4/2/2 house w/pool. Leased for $1850/mo. .5 acres leased $1000/mo. .5 acres raw land. Mortgage bal $300k @9.9% $2700/mo payment. The sellers are open to any senario. Primary need is quick cash. How should I structure a deal?

Curt,

I agree with you and this brings up a point of contention I am having in that we have consistently made "low ball" offers and I'm working on establishing my own ability to make offers.
