@Evan Polaski Yes, I have been using google as well. I am using google and all other REI forums that I am a part of as well as references to find one that we want to work with and have terms that work for us as well.

My husband and I are looking for properties to buy in Portland, OR. We are looking for hard money lenders to work with. We have a property that we are currently looking at. My husband has 10+ years in residential remodeling and is currently a superintendent for a remodeling company. I have some experience as a real estate agent from a couple years ago. 

We originally were going to look for a duplex to house hack but that market for duplexes in Portland is very sparse and I am pregnant so that really brought down location of where we would want to live and actually wanting to live in a construction zone. So we have decided to the BRRR strategy around here.

My husband and I live in Oregon and are looking to start an entity in Texas - the lender we are working with lends to entity's only. They said we can go through their company and lawyers and it'll be around $800. I know we can get it cheaper like through legal zoom or what not, however he did warn us that sometimes going that route they do miss a lot of other paperwork they need and he specifically said an operating agreement.

I'm looking for a real estate attorney in Texas that can help us with starting an LLC and draft up an Operating agreement, hoping it'll be a smaller dent in our pocket than what the lending company is offering. Would it be cheaper to find an attorney on our own or about the same price?
