Thank you so much for the insight @Sasha Mohammed! That sounds great I will have to look into that. I agree the HELOC is a lot to take on with the moving parts. We live in DC right now and I love the city living. The prices in the city are insane so it seems VA is a great choice too. Thanks! :)

Hey bigger pockets!

My husband and I recently moved to DC. I used to be an interior designer before working in accounts management at a title company.

 I recently passed the DC State and National PSI Real Estate Salesperson Exams. I want to utilize my real estate license to further my opportunities in real estate investing and flipping single family homes or multi family homes as well as work as an active agent in DMV. I’m very handy and love the renovation aspect of real estate because it allows me to be creative with my design knowledge.

My husband and I bought our first home in FL using the VA loan and refinanced the house to a conventional loan after renovating so we can have 100% of the VA. We rent our home out now and love everything about the experience.

We are actively looking for properties to buy using HELOC to purchase, renovate and rent a property. We also eventually want to use our VA to purchase our own home but want to know the area more before that. We have been looking in RVA for a single family home to BRRRR since the prices are much lower than DC.

@Account Closed thank you for the info! Investing in Jacksonville was such a great decision on our part as well! Being an owner that’s renting out here is wonderful, then we are seeing the other side of seeking a rental in DC and it is crazy. We purchased our house in Jacksonville less than 3 years ago due to orders and just refinanced. It was beneficial for us. Hopefully the numbers work out to purchase up in DC as well.

Thank you both! Our only problem with not buying right now is that we have never been to dc before. We are very unfamiliar with the area and think it would be best to unfortunately rent for a year and then purchase. We did that in Jacksonville as well to get better knowledge of the area. The market is crazy and it would be best to buy, but without knowing the area and the short time frame with the military we just don’t think it would be smart to make an impulse purchase.

I do not live or work there but I saw you are going for the military. If you have not already then I would definitely use the VA loan. I have been able to help several clients get incredible BRRRR deals with no money down. It could be a great way to get into the market. Best of luck!


Thanks Steven! We bought our house in FL with the VA Loan and refinanced it to a traditional loan so that we can reuse 100% of it up in DC!
