Hey everyone I would like your advice. I am renting out a back house on my property and the prospective tenant couple said they can pay the total rent upfront. The total lease length is only for about 4 months. Are there any risks behind this? Their background checks came out clean. I guess I’m just worried about the possibility of them staying after the lease length because I’ve read stories on here about that. They collectively make about 4x the rental monthly price. Their on time payments for debts is greater than 90%. Their credit is on the lower side (400-500) and there isn’t any previous rental history.  Would you sign the lease on this?
