Thank you Ernesto for sharing the story. I read the law but it does not specify the inspection as good reason for entering the property. It basically say that I can visit the property if there is an emergency or repair, for showing of the potential tenants but not for inspections. I am not sure what reason I need to put on the written notice.

I have a rental house but want to conduct an inspection of the property in California to determine the condition for any repairs and to see how the renter treating the place. Also, the inspection will help me determine whether to increase rent if renter decides to renew the contract. The renter does not grant access (no response when contact via email, text). Can I sent a letter and enter the property without renters permission?
