Thanks! I appreciate the insight. I've been looking into markets with cash flow and appreciation potential, and landlord-friendly laws are definitely a plus. I will take a closer look at those areas. Do you have any particular market you're seeing the best returns in right now?

Hello! I am a new member here and currently live in Tucson, AZ. I previously owned rental property but sold them and am now looking to get back into real estate investing. I am particularly interested in turnkey properties and single-family rentals, but I am also open to exploring other options, including duplexes and different investment strategies.
