Thank you for your input! I am just torn between the contractors telling me how it could mess things up and have the inspector nitpick everything around and how it is always advisable to only pull a permit when absolutely needed(Which sounds like never)

@Russell Brazil- Thank you for the reply! I will be buying my first flip property in Jacksonville FL.

I am new in the investment world and i want to ask some straight up

questions about Permits as i am getting all sort of answers from

Contractors, Handymen and also people who have flipped houses before.

Do

i need to have a permit for Roof repair for leaks(Not re-roofing).

Something that will include patching up holes, underlayments, sheatings

and re putting the shingles back?

Upgrading panels and installing new power points in rooms and kitchen?

Repiping the house to plastic pipes from the old iron ones?

Most of the contractors and handymen i speak to, are suggesting not to

pull permits because of the headache involved in "Opening the box of

worms". Is this true? They say that they do this all the time and never

have issues.

I know that many people will not want to say

anything about this here, but i also thing that this is a platform where

people can be honest about what they "Suggest" regardless of the

stories written in the books.

Hello All,

I am a new investor and looking at a potential house to do my first flip. I understand that during the flip process, i will be required to have a licensed contractor for major electrical and plumbing work.


1) My first question is about converting a full bedroom into a bath/ laundry room- would i need a permit for this as i am not sure if its just comes under carpentry and drywall work? The plumbing and electrical will be done by pulling necessary permit if this happens.

2) Is repairing a leaky roof(In couple spots) and replacing any damaged underlayment & sheathing require a permit?

The shingles will be put back on these spots but not the entire roof.

@Nikia Johnson Thank you for the reply! Yes, if i end up buying this house, i will convert one of the bedrooms to make an additional bath as the ARVs are a lot better that way.

I was confused about the term "Re roofing" which calls for a permit it seems. It's good to know that the repair and fixing the underlayment and Sheathings and then putting shingles on those spots is not considered re- roofing.
