Agree with others. You may look at Income-expense sheets of some multi-families in the area you are looking for in loopnet.com to get an idea of the numbers. But take it with your own judgements as seller numbers are often optimistic.

I agree with other here that first step is to clearly define your goals in terms of cash flow, risk tolerance, appreciation potential, travel etc. and screen the markets in a high level. These days, even a quick web search will help you to shortlist the markets and a few hours of research each will be sufficient to validate the facts.

It is a numbers game! looking at the property values in your target market, and down needed for the loan, and amount you think you can get from investors should give you the upper limit on units. If the amount you can raise is limitless, the units does not matter, all you have to do is to go after the best and and safest deal.
