Hello Mitch,
No standing water, some present, also some mold is there-but not much.
I contacted a mold testing company to assess the level of infestation. I hope to have it tested this week
Single story and yes it is occupied.

Hello I am in the process of closing on a property with an existing tenant. The tenant has been there 3 yrs, month to month for the last year and is paying a bit below market. The rent that is being paid is $1100 and market suggests $1600. A long term tenant is great, but I would like to increase rents a little bit but would like some advice on how to proceed.

Hello BP!
I am new to BP community and RE investing and eager to get started in acquiring rentals out of state in the Columbus, OH or Indianapolis, IN areas. I am educating myself daily on resources and tools offered by BP. As many have stated, although possible, it is far too expensive for me to invest here in CA.
Any feedback on these areas is appreciated!
