what I would like to see in an STR market report "who are you competing with?"

This is not that same "comps'. 

Are you competing with Hotels? ... corporate housing? ... other STRs? 

Are you competing with large scale property management firms or small scale investors 1 to 3 properties?

The top performing STR properties - are they thru professional host and/or small investors?

Some indication or analysis of STR market suitability for investment - returns driven by cash flow market or appreciation.

Wish list - granularity at neighborhood level.
