I was wondering if anybody know if any of the following states knows of single family or duplex investments in Southern California (preferably in San Diego), Texas (preferably in Austin), or Oregon (preferably in Portland) that is currently meeting or exceeding the 1% rule.

Hello,

I'm new to the site and real estate investing.  I'm actually looking to purchase my first of hopefully many real estate investments.  I live in San Diego, but not exclusively looking for a property in this area.  Other potential markets for me include: Colorado, Texas and Florida.  

I look forward to learning as much as possible from all the great resources on this site but in particular the members who are the greatest resource.
