I am open to negotiation on the hourly rate, but my initial thinking was over $100 per hour.  This would include all time involved with the deal including phone, traveling, any research, etc. 

In one of my cases, I'm looking at a 1.5m deal that I don't need any assitance on.  At 2.5% commission that is $37,500 that would normally go to the buyer's agent. I'm looking to have that rebated to me in return for paying someone hourly and me assuming the risk that the deal falls through.  My agent would still get compensated regardless because they are hourly.

I'd rather pay a buyer's agent hourly than try to deal with a dual agent situation and hope to negotiate the seller's agent down on their dual commission. It is my feeling it is just a lot easier and cleaner if I can find someone to work with hourly on my side.

I have a couple of real estate deals where I don't feel I need any assistance from a buyer's perspecitve. One of the properties I am looking at is an investment and the other would be a primary residence.

I know the area, know the properties and feel I know the market. I am not sure if this is possible, but my ideal situation is to pay a broker/agent on an hourly basis for all time spent and in return the overall deal would be reduced by the buyer's agent commision that is typically 2.5%.  

The agent may have to attend a walk through, participate in negotiations, attend the closing etc.  All time spent would be paid for on an agreed upon hourly rate.

Is this type of relationship possible and if so is there anyone in the Downers Grove area I might contact?
