Did she seem pretty confident?  Sometimes when i get someone that is hesitant i will try calling back a different day and time and hope i get someone else and see if they say the same hahaha.  i figured each state sold tax liens/certificates, but of course nothing in Hawaii is like the mainland.

Curious...did you ever buy?

Maybe look to see who is a Superhost in your area and reach out to them, more than likely they've been doing it a while and can share some of their thoughts with you.  Nothing against Non SuperHost but if you're new and starting out you're more than likely trying to work the kinks out yourself.

sure there are plenty websites to go to, but I went to lawdepot.com and it's basically a wizard that you follow.  Will ask you what state the property is in and makes sure all the stuff required by law is in the contract at minimum.  If you happen to know anyone that's renting  that's a friend you can ask to see their lease so you can see what you may have missed.  More than likely it was done by a property manager/someone licensed.  That's my two cents hope that helps.

So I gave it a shot and the guy's best reply was know someone at the county office.  He didn't have any contacts that would be of help.

I appreciate your offer but already in escrow on this house.  Didn't even make it to market and received full asking. I don't think the price was low either.  Market here is definitely different that's for sure.

Wow the house looks beautiful!!  Word of mouth still works, Glad it worked out for you.

I originally didn't want a property manager but I had to get one.  Long story short, newly weds moved in, wife was completely clueless on how living on your own worked and called all the time due to husband being gone.  2K fridge broke due to her changing the settings, fixing garbage disposal because she threw chicken bones in it.. hot mess.  Just one thing after another. So hot mess, so I got a property manager and they ended up divorcing.

Currently in Escrow with the house or should be here soon.  Will pay off debt and hopefully I can start to do some other type of real estate.  I.E crowdfunding, wholesaling or maybe an investor.  Need to do more research on all this but going to go a different way.

I'm a huge Ghost Adventure fan and I saw them investigate this.  Definitely would be creepy to walk through during the night let alone at night.  Sure this will sell fairly quickly though.
