You can easily loan money out at 10% using Realty Shares or like that if 10% is your goal.

Bill at the Carpet Store in Wexford is a good guy too.  Have also used Molyneaux.  Liked the Carpet Store a bit better but both were reasonably priced and did nice work.

@Brent Coombs You're correct, will get infinite returns IF you can pull ALL of you initial equity out. If not, then your cash on cash return would be based on the remaining equity. So while pulling all of the equity out is certainly preferable, the strategy still works when leaving some equity in the deal. I just took another look at the BRRRR calculator and remembered it also has an "Initial Rental Period" tab which shows your CoC on the initial investment. And then a "Refinance" tab which @Vic Vega shows above.

Following. I've noticed that the BRRRR tool calculates cash on cash return based on the equity remaining after refinance which seems appropriate given that most or possibly all money has been removed from equity and can then be used for another deal. But it seems like some think this is incorrect?

Congrats.  I'm also curious about the details of your refi. Sounds like you were able to do it pretty quickly with so seasoning.

Did you keep the cabinets and vanity and just paint them? They look much better.  

Good question. I was wondering how to do the same thing. Seems like setting up a DBA could be the answer I was looking for.
