Has any investor, whether local to Birmingham or out-of-town used this company and how would you rate it?

Whether you are an in-state or out-of-state investor, I need to know who is the best PMC for section 8 or regular tenants.  If you are working with such a PM, would you be willing to DM me a copy of that PMC's management agreement so that I can review it?

Thanks so much for the info. I'll review and reply. I'm looking to brrrr my deals so a higher LTV on a cash out refi is imperative

Does anyone have experience with or know of banks that offer reasonable rates, terms and LTV for a cash out Refi on a SFR rental property in the Birmingham Al area? We are retired, out of state investors, high credit scores, DTI 31%.The funds will come from our self directed 401K and require a Non-Recourse Loan on the cash out Refi. Our intention is to look at properties in the 150K range and buy all cash, then BRRRR it. Is this a feasible scenario given the parameters we have to work with? Has anyone had experience in this area? Your comments, advice, expertise would be much appreciated.
