They are in a small town 15 mins south of Cape Girardeau, MO. So you get the small town vibe while being close to more populated areas and a college town.

I have a deal that might work for seller financing. The seller has 2 houses; the first house (about 700 square feet) would be considered an efficiency property. It's a 2 bathroom and one bedroom with the bedroom leading out to the back deck. This house with minimal effort would be rent ready. The second house that is in the lot next to the first is a two-bedroom one bathroom. This property would need to be a total rehab. The owner does have some of the building materials for the rehab, but it would still need considerably more to complete. His asking price for both is $100,000. The second house is around 950 square feet. He owns the properties free and clear but recently become disabled and can't complete the rehab. What kind of deal would you propose to make this a good deal for both of us. I don't have much money to make a big down payment. I do have some construction ability but would need to hire a contractor for the major steps. Also, in my area the smaller house would rent for 700-750 and the bigger house once completed around 850-900. Any help would be greatly appreciated, thanks.  First time posting
