Congrats on your success. As a passive investor I view buying single family just as buying stocks once i give it to the property manager I am done. Not every body wants to deal with all the things that come with larger deals.
Everybody can own Apple stock not everybody want to own a company like Apple or run a hedge fund, more power to people like you who can make it happen!!!

Can Someone please recommend a good property management company that manages in and around Milwaukee.
I have 5 properties and I am not very happy with my property manager.

Is it just me or others have this problem, my android app does not have new episodes, the most recent on mone is fron Sep 6th. Anybody figure any work around besides watching in Youtube?

It is done professionaly based on home inspection carried out by previous potential buyers that fell thru due to buyers income situation. i dont plan to.apply permit in short span, long term i will have to spend more money if necessary to right things, that is the risk i thinks is woth taking for the deal.

Thanks a lot, i kinda line up with your thought in my risk analysis but wanted to make sure i wasnt rationalizing to convince myself.
It is definitely not a new build, it has ben there for a while, it has heat and AC amd electrical, i highly doubt some homeowner could have winged it, but certainly possible.

Thats encouraging, i did check the city website and found a permit for new construction in 2006, not too much detail, the home was originally built in 1923 so i though this may be the attic finish, but not sure and dont want to raise flags by calling them about it. I have decided to buy the property based on the rental return projections.

I primarily look in northwestern suburbs in Chicago atea but haven't found a deal yet, property taxes too high.

Hello all thanks for reading I am looking at this 3 bedroom 1 bathroom single family residence in a solid C neighborhood it has a really good rental return little over 1% rule. The problem is public records say this is a 780 square foot 2 bed one bath but at some point they finished the attic to add a 400 square-foot livable space. The work looks very professional you can't say that it sticks out I don't plan to do any major Reno at this point that will require any kind of permit but I do have a plan to add a bathroom to the finished attic area sometime in future to add some value.
Would you buy this property thanks for your suggestions.
