Problem - 80K and it could take a while to sell- Last 2 homes took a year to sell.

Hello all,

Been investing for 5+ years with success although these last years have been slow trying to sell.

Need some advice. What can I do with this-

Bought a rehab in Beaufort, SC- great location downtown near marina- builder divorced and lost the house to foreclosure- bought it and had it surveyed and appraised.
ARV is $325,000 complete per appraisal. (probably $279K to 300K now)
Private money loan on it to buy, but not enough to rehab- the estimates came in at $80K for the basics on rehab.. This is a total rebuild- previous home demolished and 3500 sq ft. home framed and stick built- but that's it.- no plumbing or electrical - although it is set up for it. Owe 115K and need to get out of this to do more deals. How do you find someone to equity split or market it to other investors? I have been to local rei meetings- not much going on there at the moment.
Just wanted to get some feedback from the pros, thanks for any ideas!
