Hello, I am dealing with a tenant that is very needy. She just moved in and wants all of these repairs even though they were not discussed in the lease or the move in inspection. Most of the repairs that she wanted were legitimate but I feel like she is asking for too much. For example, she wants me to replace the AC controls (which work perfectly fine) with ones that are compatible with her Comcast control system. Also, now she is saying she wants blinds to cover Windows that are in front of the house like the ones shown in the picture. Personally, I like those windows to be uncovered because it allows the sun to come into the whole house. She is saying that she's had cancer (melanoma) and that the sunlight can be harmful. My concern is that these windows where never discussed beforehand, and she is bringing them up now as she goes. I told her that I do not have any intentions of putting blinds there as of now and recommended she put curtains instead. She reponded by saying that it does not meet the standard of renting out a house. 

How do I go about this? Also, the property I own is in CA.
