I'll be back in the AM with the numbers and everything in regards to the deal. I know there are good hard money lenders but we just got stuck with a bad seed.

Thanks you guys.. I have a job, and my credit isn't wrecked. Just a period where my medical bills went to my score that my insurance who has since gone out of business should have picked up. I am in the process of getting that situated.
It is making money, and it's not too bad except for a few of the apartments are experiencing water damage and insect control.
They were a hard money lender, just because I lose some doesn't mean I should throw my towel in with all due respect to you.
I can post the numbers if anyone is interested.

While I know this is my first post.. I am mainly a lurker, I like to get all information I can.
Here is the scenario, I have an opportunity to buy an apartment complex for 18,000 dollars and it needs to be fixed up, etc.. I don't have any of this money to invest in nor am I getting it anytime soon. I had seen an offer where someone will loan you the money upfront if you put a 500 dollar processing fee up. It seemed legit and I never got the money.
I don't have the best of credit. i thought about starting a business entity in order to make this happen.
Does anyone have any suggestions or ideas or anything creative to say in regards to this.
I know it can be done but I just don't know the direction I need to be pointed in.
