Hi Monique,

I'm a local rookie investor and had tons of inspiration and knowledge gained from networking with other people, podcasts and reading tons of material. I'm a huge fan of the BiggerPockets main podcast as well as the Real Estate Rookie Podcast. There is some overlap but I'd still recommend both. One book that isn't necessarily real estate specific is The 10x Rule by Grant Cardone of Cardone Capital. This book offers a non-traditional approach to a mindset shift that is conducive to producing massive results.

The Richest Man in Babylon also isn't real estate specific but reading this book multiple times on your climb up the financial ladder yields different perspectives. It's a wealth development book that isn't directly related to real estate but can easily apply to real estate investing. There's also many good books by people on the podcasts, including the hosts, that are published by BiggerPockets. I highly recommend loading up on these gems.

Being a rookie, I don't really have expert advice to offer however, I'm never a fan of leaving money on the table. If your house would sell for more than the money you put into it then the question becomes how to finance the renovation rather than to do it or not. That's my two cents anyways.

Hello Gil,

I'm another local to SATX also spent some time in the military but now I'm out and enjoying the "dirty contractor" gig. Would you mind sharing the things you liked the most about rent-to-retirement and the things that you liked the least in the buying process? This is something that interests me along with section 8 investing but still doing more research to figure out what i dive into next. Thanks in advance!

P.S. I'm also looking into some groups here in town with broad range of experience and knowledge to see who I can contribute to the group but also benefit as well. 

From working at a lending institution in a previous life I learned alot about locating vehicles and determining if the vehicle is the correct vehicle. I'd like to preface this with I'm not an expert but, you should be able to find a VIN  and contact the authorities to see if it may have been stolen/missing etc. You can also use the VIN to potentially get the owner's name from the DPS/DMV. It's at least a place to start.

I may be new to real estate investing but, I'm not new to the area. My journey here began with military orders to Joint-Base San Antonio-Lackland. I've since left the military but will always maintain connectivity to the area through investments. My goal for this post is to connect with other people and form symbiotic professional relationships if the professional chemistry is right. If there is a problem that you think I can help solve, feel free to reach out. Things that are within my skillset include: electrical (unlicensed), IT networking, cyber defense, and any handyman tasks. My preference for providing value to others is by use of my brains and not my brawn...or lack there of. If you're wondering, I'm a defense contractor but my skills and interests reach well beyond what the DoD has taught me. I'm looking forward to being a part of this awesome community :)
