If you’re looking for 2-4 units they are in low supply in NC in general and when they do come up the good ones don’t last long

The interest rates some of the exchanges are providing just to hold your cash are better rates than CDS 5-9 % . I'm just ending my education phase and opened an account last week definitely something I wished I did several years ago and I understand many REI are skeptics I guess we prefer hard assets than virtual assets but it's becoming more and more mainstream..

At your price range your only options will be a Coop.. With Coops there are a lot of rules you will need to follow they all have diff rule and if you’re fortunate enough to find one that would allow you to rent there will be restrictions for ex # of years you can sublet

Yes my first rental was OOS and it was in a city I wasn’t familiar w at all.. I did a lot of research zoned in on 3 cities then I travelled to all 3 cities and planted my roots in NC.. I still have a small portfolio just 6 properties but happy that I started when I did .. Sure you can reach out if you have any questions..

Investing OOS is manageable and yes it’s easier having your investment in your backyard.. Depending on your local market it may not be doable..
BP has a lot of resources in your fingerprint for OOS investors @David Greene also wrote a good book about it that I read..
Factors to consider are population and job growth, ease of travel from your location, landlord/tenant laws typically red states laws are more to landlord favors and so on.. Expect at first to travel more often than you might want until you have your team in place.

Timothy’s advice is dead on, the biggest factor would be what his goals are in life..
My father is in a somewhat similar situation he has his small multi paid off but is retired.. I adviced him on getting a HELOC but he wasn't interested he's very conservative not in a stage of life that he wants to start any new ventures.. Also be aware getting a HELOC on a commercial or investment property is a little harder to find but not impossible. Might be easier to do a cash out refi...

Its a good idea it works for me, BP has a great book for OOS investing by David Greene you should check it out.. I suggest which ever market you pick after doing your research to visit your market don’t just go by research w the Ronas might not be ideal at the moment but god willing that will change soon.. If you choose this path expect to travel more than you might want to at first but it’s get easier.. You can go the turn key path but RoI won’t be as good.. Don’t get fool by the gurus this is not easy some make it look easy it’s not expect to make mistakes and always have adequate reserves..

All realtors are focused on making a sale your expectations of a realtor might be a bit too high.. Don't feel too bad i had similar expectations starting out my realtor pretty much just sets up my MLS searches and If i find something she inquires and makes offer but now because we have a relationship and we have made several sales together she respects my judgement and makes any offer even low balls which I don't do often but I have to admit I have done so once in a while.. For a realtor time is money especially the experience and ones who deal w high volume
