I have the exact same question about apartments.com. Did you end up calling them, and if so, what's the path forward to verify an LLC and not personal information?

 No, I recommended it because I use it.  I am considering alternatives now that I have researched it.

You're right, business account needed.  And reading other online comments, maybe Venmo, Zelle, Paypal etc are not that great from a Landlord perspective (Ex: Cannot reject partial payments if eviction is needed).  But those platforms are great for the younger generation to pay rent online using an app.  I have to do some research on what else to transition to.  Looking at the comments here, Cozy or Zillow Rental manager look like decent options.  Have to see how much of a burden it is for tenants....

I've lived in ROC 25 years, and just started investing in rental prop here last year.......should have started ~8 years ago.  Prices now are quite inflated here too (double what they used to be 10 years ago)........just waiting for the bubble to burst....will it?  Who knows!

Questions to ponder.  Would you be targeting single family homes, multi-family?  What's your target market (professionals, students, white-collar, blue-collar), purchase price range?  Based on this, there are areas of ROC you should target or avoid.

Regarding realtors, I have found it best to keep an eye out myself and then work with my realtor to draft the deal.

Fellow investor in Rochester (NY).  Just started a year ago, have three single family homes now, two of them rented (in the city) and one being updated (Chili).  Learned / Learning a lot.  Would love to connect to local investors.  Send me a PM.

BTW, any recommendations on a good local CPA who specialized in Rental property Tax laws?

Thanks all.  I pulled a building permit too (in addition to the plumbing & electrical permits).  The inspector stopped by for a framing and overall inspection and I now have a better idea of what I need to do before I get CofO.  Thanks again!

LLC owned - this house never had a CofO as previous owner lived there. I will be renting out and much of the work is contracted out. Plumber & Electrician got their permits to do their work, so I guess I had assumed we don't need any more permits. I ended up applying for a permit yesterday for general contracting work (drywall, doors, furnace etc) - it's just more money towards all these permits. Oh well. I will update this thread as I make progress (or lack of). Thanks guys!

I am in the process of remodeling a Year-1900 ROCHESTER NY house with:

New plumbing, adding a bathroom, adding a shower to an existing bathroom etc (Plumber has a permit)

New electrical service & circuits, new lights & outlets to existing rooms, upgrade to 200 AMP (Electrician has permit)

Kitchen is being updated by general contractor, some new reframing for bathrooms but no major moving of walls.  Ceiling drywall redone due to plumbing and new electrical work.

Questions are: 

Do I need to get a permit for the building remodeling work in addition to the two permits mentioned above?  General contractor did not get a permit yet.

Is that permit different from the process for Certificate of Occupancy?
