Has anyone built or started the process of building an ADU in Portland Maine under the new looser laws? What were your experiences? Is it truly easier to get done, legality wise. Do you believe it to be worth the trouble/cost/time?

I have a garage asking to be turned into a little house.

My friend actually lived in the second unit. Unless the previous landlord did some major remodeling you have your work cut out for you!

I also believe you will find it hard to get an attic unit approved by the city without a second egress. Additionally if I remember correctly, the attic was a little short for minimum ceiling height requirements.

Hopefully by this point I will have closed on my latest Portland three unit purchased with no cash out of pocket. ;)

That sale price is for two homes. This one home's rent actually covers PITI plus a little extra.

The second home is all gravy.

The home ended up renting with no changes!

I did take all your advice. I took better photos, planned to drop rent 200$ tomorrow on the first, and covered the pipe holes.

I'll be renting in the summer from now on if possible.

@Matt M. I use nest thermostats. They let me lock and monitor the heat from my phone.

@Matt M. I find renters are hesitate to rent old homes not knowing what a heat bill will be. Especially out of state renters unfamiliar with Maine.
