@David M. Thank you for the help. What do you think would be better for financing? I know that if I use a FHA loan I will need to live in the property. I wouldn't be able to do that at this time. I own my current home. Conventional loans have higher requirements for down payments. Thank you and I know I have some pretty newbie questions.

I think I want to start investing in multi family homes. Like a duplex. Where are people looking to find good deals? Also if I don't have a huge cash amount for down payment, would hard money lender be better?

One of my biggest fears is simply getting started. I want to make sure everything is a food deal also I don't want to mess things up. Does anyone have any good advice?

@Sean Blomquist how does it work. I know find the property and then utilized the lender to obtain the property. But how do I get them the return on their investment? Also is hard money lending only for house flipping?
