Hello suggestions needed! We are shopping for an investment property. There is a duplex located in a B class neighborhood but a rundown area. The duplex is next to an industrial site used by a recycle and construction company. The bathroom is in the basement and kitchen and living room in the first floor. Two bedrooms are in third floor. One wall of the basement is tilted a little bit but already settled. The recycle company has a back gate close to the duplex. Some times they use the gate to transport materials. (Probably once a month). The property may need minor repairs. Two sides have been occupied with one year lease. The cash flow is about $200 per door. The concerns we have are the recycle site and the cost for future repairing and fixing. We need to make this decision asap (better be today) Any input is valuable to us. Thanks a lot.

I am interested in one duplex. The biggest concern is the water line is not split. The owner has to pay for water and sewer. How much to split a water line into two separated ones for each apt? Thanks alot.

Thanks Debra. I appreciate your input. I completely agree with you. It seems a little bit complicate now because the owners ask for a compete offer, which added negative weight to the deal. Let's see. Again, Thanks a lot.
