make friends with a nice agent

My realtor has been a great help!

Quote from @Jonathan Greene:

Your first investment isn't going to be in a foreclosure. Those are all cash purchases with no due diligence. You need to present more background and ask better questions to get better answers.

I guess I should've opened with more. So I have been reading books like The And Asset by Caleb Guilliams and The Art of Wholesaling Properties by Robert Shemin, picked the brains of a family member already in the industry and my realtor, got into sites like this one and Legal News, and watched a few youtube videos for the last 6 months. I guess the real question would be, what should I have knowledge on before diving into my first deal?

Just an FYI I replied this to another post as well. I am not AI.

Quote from @Bryce Jamison:

For everyone thinking about getting into real estate investing, I recommend spending at least 6 months educating yourself through websites likes this and its family of books and podcast, other real estate podcast, books at the library, and local meetups. After 6 months you'll know what strategy you want to deploy, and have the confidence and knowledge to do it.

This will also give you time to pay off any consumer debt, save an emergency fund, and start saving for a new property. You can also use the time to learn everything you can about your target market using websites like Zillow.

What tools are available to ease the After Repair Value process?

Any and all tips are welcome! Especially those on foreclosure and surplus funds!
