Looking for a good property appraiser to appraise a three family in Hudson County

this is my dilemma I just had a tenant of two years who recently moved out on doing the move out inspection I saw that the carpeting which was installed just prior to the tenants moving in had  black paths around where I guess the beds were, the carpeting has buckled in areas from the heavy furniture that they had and its completely matted and no amount of steam cleaning will restore the carpeting. So this is my question do I charge them for the full replacement of new carpeting or do I pay for part of the new installation of new carpeting and if so how much would be a fair amount on my part?

If anyone knows a good plumber or a bathroom remodeler that does work in Passaic I would greatly appreciate it if you could let me know. I have a condo that needs to have the tub replaced. I am not looking to have the tub reglazed if they do tile work that would help if not I have someone that does tile. Thanks

Good Morning Pat Thank you for your response I was acting as my own GC not knowing that I needed to be licensed because of the multi family issue. Currently I am looking for a license home remodeler to take over. The other thing is the electrican stamped his permit but the plumber did not so now I have to look into that. Once again Thanks

Bob thanks for the thread that you sent me, I will look it up. I did have one estimate from a remodeler and he wanted 21K to do the job and I estimated the job to come in at 12 to 15K this would include new flooring, appliances, cabinets, electric and plumbing. plus my son and I did the demo and we took up the old pine floor. so I feel this was any easy project to do since all the hard work was done.

I have a three family house in Hudson county that I am remodeling the kitchen, the scope of the work is replacing the old kitchen cabinets, replacing the old galvanized drain pipes with pvc, new pex water lines, bring the gas line up to code and updating the electrical wiring and there was no structural changes made just replacing the old with the new. All work was performed by a licensed plumber and electrician that I hired. when I went to the local construction department with the plumbing and electric permits that were filled out they would not accept them. They informed me that I would need to hire a licensed home remodeler or license GC to submit the permits because its a multi family I can not do it myself. This is a small kitchen its less than nine and half by ten and there were no structural changes made like I said before. I am trying to do the right thing by submitting the necessary permits for the work that was done but it appears that I am running up against a brick wall. I just don't understand why I would have to hire a home remodeler or GC for such a small project, I could see if I was tearing down walls or changing the foot print of the room. If anyone else in New Jersey has run into this situation or has advise on how to best handle this situation I would really appreciate hearing from you.

If anyone knows of a good plumber in North Jersey would appreciate their contact info. Rehabbing a kitchen and bathroom and need to replace some of the old plumbing. Thanks

I have a three family in Secaucus, N.J. and after 17 years my tenant moved out and now I need to replace the kitchen which was partially demo and the bathroom which was also partially demo . So  now I am looking for a reliable and honest contractor to complete these projects. Any referrals will be greatly appreciated

Looking for a good property appraiser in North Jersey to due an appraisal on my multi family home. Bergen, Passaic, Essex or Hudson county will work. Thanks
