@Cornelius Charles In a nutshell, I use property radar to identify homeowners who are in preforeclosure/ foreclosure phase and make every attempt to reach out them before their house goes to auction. This could mean sending them a letter, knocking on their door, if their not OCC I'll talk to the tenants and convince them to give me their landlord's number. From there it's up to you to speak to that seller, add value to their situation and make the close.

For those who care to know I'm a new wholesaler in the southern California area. I have ZERO background in direct sales or real estate for that matter and I've been crushing it these past couple months using property radar. Love this app! Hope that helps! I wish I could say I've used both to tell you which is better but I can't. I do have intentions of trying out Rebogateway when I get around to hiring someone to pursue those leads. All Agents please refrain from calling we only want to deal with cash buyers or end users. Home is currently off market but will be getting added to the MLS on Monday. At the point it will be sold to the highest bidder.

@Account Closed Thanks for taking the time to drop that wealth of information on me. Most of what you mentioned is truly invaluable. I have tried working with wholesalers in my area that I've met at meetup's and different real estate clubs. However, I've yet to come across someone who's willing to take on a protégé. Even one willing to working for close to nothing. Maybe they fear I'll take leads away from them or something. While the market in San Diego is pretty competitive I believe there is still plenty of deals ot go around for those willing to work for it. I am currently working with a guy out in Las Vegas who is open to taking me on as an apprentice. Again thanks for the advice.

@Delmar Bennett this is such a open ended question there's no one answer that could be defined as right or wrong. Few different methods that I've used revolve around driving for dollars, door knocking, utilize a title company's resources, I also hit up some leads websites like Listsource.com, MelissaData.com and I am sure there are plenty of others sites and methods that I've yet to add to my tool box. In a nutshell you need to forget about being and investor and focus on making marketing your #1 priority. Without a marketing machine to bring you leads you'll never get anywhere. Social Media is another good one. Don't forget random interactions in everyday places either. Just last week I acquired 2 cash buyers and two leads who were all random strangers. I met one at a restaurant, gym, bar, and hospital. Just stay hungry, focused and busy. Reading, and networking is important as well. You need that financial education or else you risk sounding like an idiot. I dedicate 3-5 hours a day to reading, podcast, YouTube videos, biggerpockets articles, and just anything I can get my hands on.

@Brie Schmidt Thanks for the words of advice. I definitely want to take a more straightforward and honest approach when dealing with leads. The last thing I want to do is build a business that lacks integrity.

I recently sent out a yellow letter campaign and have started to receive some calls.  I am here to ask a few questions about what to say to some awkward questions that I have been asked. 

Some people out the gate before stating their names have asked "Make me an offer?"

Why do you want to buy my house?

Why are you asking for stats on my house? Did you not already look this stuff up before sending me a letter?  

How did you get my address?

I am open to any and all suggestions whether it be books, articles, or just hip pocket advice?
