Hi everyone, so I have 1 property already and my next one I wanted to do a JV fix and flip with a couple of friends to get everyone's capital up.
4 of us wanted to go in on the property but only 2 of us have good credit. Should the LLC only have the members with the good credit on it or is there a way I can add everyone on it?

Good morning all, here’s my situation!
I will be closing on a triplex within the next week however on the county accessors website it’s zoned as a duplex.
I did some research about rezoning but I was looking for a little more knowledge on it, does anybody have any suggestions?
P.S you can reach all units using a stair case.

I was initially looking to value add but I think stabilizing may be the better option here
Purchase price: 70,000
Est rehab: 50,000
ARV: 200k+
Cap rate: 6.17
Current rent: 350
Rent after reno: 525
Neighborhood: C
Current NOI: $4,320
After repair NOI (approx.): $21,100
Currrent vacancy rate: 62.5%
Estimated repair vacancy rate: 90%
Will be buying with hard money and refinancing.
