I have a questions and i might be asking this wrong way but let me give it a try. Lets say I have a 54 unit building and the NOI is $202,000 i have to pay taxes on that correct? I heard in a podcast (not BP) that if you invest your NOI you don't have to pay taxes. is this true? how would another investment not pay taxes? for example if I use my NOI to buy another building the NOI of that building will have to pay taxes right?.

I need understanding on subsidies in an apartment building in NYC. If I buy this apartment building that have subsidized apartments I am aware I can’t bring the rent up. But the question is once the tenant has left the apartment does the apartment stay with a subsidy or I can move forward in raising rent? I am seeing a lot of deals with some serious month net︃ profit but most have subsidized apartments.

Thanks Joe sounds like a great idea I just think that that process will take me more time than finding a 10k return monthly as well as equity build but I guess I have to start somewhere.

I thought of the diversifying and looking into probates but I also hearing to stay in one master it and then move to the next. But I appreciated your advice very helpful.

At the moment I am trying to build a master plan and I have an idea on how I can possibly succeed. I need help on strategies and experienced advice if it’s possible. Is it possible to invest 800k into the Brrrr method to receive a 10k (cash flow) return monthly? I was looking into apartment buildings as well but don’t know what is the best way. What strategies or advise do you have to get that type of return?

I have some basic knowledge of on real estate but this will be my first time investing on Real aside from my own property.

Hello BP Family,

I have two trees that need to be removed before putting solar panels in my property.  One tree is in my neighbors property and he has given me the ok to cut the trees but i want to make sure its done properly.  Is there a document, agreement, or temple that I can find? I want to make sure nothing comes back for me cutting the tree even though he gave the ok for the tree to be removed.

Hi Jonathan

I am looking into moving to NJ specific areas closer to NYC do to my job. Newark and Paterson seem to be ideal when it comes to Price and distance but I keep hearing these are bad areas to live and invest not to mention ARV are not great do to homes selling for cheap prices. Is that true? Also I'm willing to assist in helping paint any property you have in NJ just to learn from the NJ market.

The other day I was thinking when it comes to screening is it bad if I just accept people who are “essential workers”? I feel like landlords are takin a risk now with this COVID situation. I’m not yet a landlord but it’s funny you say that because I feel the best way to minimize any payment issues from tenants is by accepting only essential workers. Would it be illegal to do such thing?

Hey I formed my LLC through INCFILE cost me about $534 they allowed me to use a vertial address in Albany where I used that address to publish which was pretty cheap. I then waited a few month and changed my address of my LLC to my NYC address and changed my registered agent as myself. It's extremely easy but definitely read on at LLC UNIVERSITY they give you an awesome way to do it.
