Does anyone know if there are cheaper places than vistaprint out there? I feel like they cahrge a premium for postcards and was hoping to cut my marketing costs a little bit!

Starting a relationship with a title company wouldnt hurt. They should offer you a login and password for a system such as dataquick where you can tailor your list to suit your target audience. Some might charge you for the data but I would assume its cheaper than other sources.

thanks Jeff. No I was stating the only way I would do subject to or owner financing would be to get terms at that dollar amount for cash flow. Im not rigid was just asking a question. If I were going to do a sandwich l/o then the terms could be different...

I was thinking of those terms then including a prepay so that they feel that they will receive more over time then my original asking price

Nick since you mentioned they owe very little let me ask you this question.
I got a call from a marketing piece with an owner who owns property free and clear (property worth around 900k) but in order to get the deal to work numbers wise i could only offer 200-250 do you really have luck with numbers that low? Im not a fan of getting punched in the face after i make an offer

i have to add a few....

tenants not paying for two months due to financial reasons. so we agreed to release them from their lease as lonmg as they left the property that week......and either the tenants or their friends made off with the copper wire in the house

w/in a 24 hour period a mysterious drunk driver ran over the mailbox and the doorjamb was ripped to pieces because there was a robbery at the house but both times no police report. and to top it off they only paid 50% of the rent stating "personal reasons"

i LOVE being a landlord

I didnt really read all the reviews was just trying to give another source of info sorry. I am always super worried about buying these programs and the only way I have purchased one was through ebay at a substantial discount. maybe once the course has been around for a few months that could be an option?
