I think I'm going to follow Monica's advise and do the BK.
Need a fresh start.

Looking to buy my first house through lease-option or seller financing.
I think these are my best options now. Any suggestions on how to
begin the process looking with these methods?

My credit score is low (540 FICO). About 40K in debt and thinking of filing BK. From a lender's viewpoint, is it less favorable to have a BK than low FICO? Does it matter?
