Telaina - None of my friends are in Real Estate. They're always asking me questions and feeling me out, but none of them really have the passion or drive to do it.
As for a must see in Waycross, if you are ever driving through, I think it would have to be the Okefenokee Swamp. I know 'Swamp' doesn't jump out to most people, but this is a real beautiful place. They have tours, camping, paddleboats, canoes, etc. You are guaranteed to see Wildlife and I've never been without seeing multiple gators. I went kayaking in there with a buddy about a year ago and we must have seen at least 20 gators. Keep in mind that none of these were over 6 feet; I would have turned around in that case! It is a beautiful place.

Telaina - I've never been up to Fayetteville but I hear it's quite nice. I have a few friends from school that are in Atlanta now, and several that ended up in Athens. Those are the only cities up North that I've really visited. The ones in Athens are the ones that started school and are still working on their degree...in their 12th or 13th year...still don't go to class but won't admit that their done. We all know the type, good people just not very motivated. Anyways, what exactly is a 'Virtual Assistant?' Do you help investors online basically? Thanks again for welcoming me.
Christian and Dick - Thanks for your greetings as well. As for the market down here, it's not popping by any means. Most deals are people moving from Florida up here. You get so much more house and land for your buck than you do in Florida, and that's usually the deciding factor for people moving here. The good side to this is they are usually nicer deals, plus 200k or so. However, deals are harder to come by for people that live here in Waycross. Most people don't have the strong income here that you need. While Cost of Living is nice here it also causes the average salary to be down as well. If you head about an hour east of here, over towards the Brunswick area, things pick up a lot. The coast is nice and seems to be growing.
I had hoped a few years ago that with Jacksonville growing so fast that it would help bring in more industries North of there and to the South part of Georgia. But, with the economy suffering as of late it's caused things in Jacksonville to slow down a lot, which in turn hasn't caused much of an increase of anything here so far.

My name is Ryan and I'm an Agent here in South Georgia. I've been working in Real Estate for over a year now. I got into real estate for a couple reasons, the main being that it just simply always interested me. I bought my first home in Jacksonville Florida when I was in my early 20's. I must have gotten lucky because I did no research on my agent, didn't even think to do so, and ended up finding a great home. I used the same agent to sell that same house a few years later for a nice profit. Every experience was good, from the paperwork, to finding a mortgage, to selling the house, everything.
When we sold the house we moved to South Georgia. I was married by this point and had my first kid. We decided to move here because we could get a little more space with our home, plus South Georgia is a pretty area. However, this is where I had my first bad experience. It wasn't the agent or broker that was working for us; it was the listing broker who also just happened to own the home that we were trying to buy. It was a mess and a horrible experience. I won't go until detail because it doesn't really matter anymore, but dealing with "Boss Hog" was the final nudge that I needed to get my license. I had always enjoyed Real Estate and hoped that I could help others.
My goals today are simple. Now that I've been doing this for over a year I've decided that I want to be involved with everything and anything dealing with real estate. I've had several deals since I started and not one of them has been text book or the same. I've learned something new every time. I'd like to keep learning; get involved with investors, commercial property, land, residential, fixer uppers, etc. I hope that this website can help become my gateway.

I'm an agent down here in South Georgia. With land going so much cheaper now than just a few months ago (especially after all the fires), there have been more people buying up land down here. Just wanted to let you know that if you want I'll throw people your way that are tired of the country living if you throw some my way that are looking forward to a bigger surrounding.
